LONDON-WIDE ENQUIRIES · LANDLORDS & MANAGING AGENTS
One clear route to London property inspections and certificates
For a rental flat, a managed block, an HMO or a commercial property, start with the building and the compliance requirement—not a stack of forms. Request electrical, gas, energy, fire, water-system or asbestos services in one straightforward enquiry. Each service remains individually scoped, quoted and documented.
Choose the inspection or certificate you actually need
Our six service categories address different parts of property safety and documentation. They are not one universal certificate. Some duties depend on tenure, building use, age, installations and the person responsible for shared spaces.
Electrical safety (EICR)
Fixed wiring, distribution boards and associated installations. Tell us if the request concerns one tenancy, multiple flats or a commercial circuit.
Landlord gas safety
Checks for relevant gas appliances and flues by suitably registered engineers. Include appliance details and access information in the enquiry.
Energy Performance Certificate (EPC)
Energy assessment and certificate enquiries for qualifying homes or premises. Check the existing EPC before paying for another assessment.
Fire risk assessment
Assessments scoped to the premises, especially communal areas in blocks of flats and applicable HMO or commercial settings.
Legionella risk assessment
Risk assessment enquiries relating to a building’s water systems; explain the type of system, occupancy and who manages it.
Asbestos survey
Enquiries for appropriate management, refurbishment or demolition survey scope. Identify the purpose and planned work before booking.
Different London properties need different conversations
Individual rented flats
Identify the exact flat, electrical installation and any gas appliances. Check current EPC and inspection dates first. A report for the flat is not automatically an assessment of the communal parts.
Blocks and converted houses
Explain how many flats and storeys there are, whether hallways or stairs are shared, and who manages them. The responsible person’s fire-safety duties may be separate from each landlord’s flat-level records.
HMOs and commercial premises
Share occupant and household arrangements, common facilities and business or mixed use. Licensing and the appropriate inspection scopes can differ from those of a single-let home.
London property compliance: where to begin
Different building arrangements create different inspection questions. This overview helps you prepare a useful enquiry; it is not a definitive list of mandatory certificates.
| Property arrangement | First question | Services to discuss |
|---|---|---|
| Individual rented flat | Which installations and appliances serve the flat, and what valid reports already exist? | EICR, gas safety where relevant, EPC |
| Block with shared areas | Who manages the common entrances, stairs and escape routes? | Fire risk assessment of applicable common parts, plus unit-specific inspections |
| House share or HMO | How many occupiers and households share facilities, and what does the council licence require? | HMO compliance, electrical, fire and applicable safety checks |
| Commercial or mixed-use building | Which spaces, systems and duty holders fall within the requested assessment? | Commercial compliance, relevant asbestos, water-system or fire assessments |
How a London-wide, multi-property enquiry works
- Provide the London postcode or list of addresses. Identify the premises, property type and access contact for each.
- Choose relevant services. Attach or describe existing reports, outstanding remedial works and any tenancy or works deadline.
- Confirm separate scopes and price. Availability, suitably competent professionals, expected documents and exclusions are agreed before booking.
- Arrange access after confirmation. No site visit, timing or result is guaranteed merely by submitting a quotation request.
London geography: one hub, 32 borough guides
The site has dedicated guides for all 32 London boroughs, where local licensing and property arrangements differ. Those pages explain council-specific context; this London page is for discussing services across a wider portfolio or when you’re not sure which specialist page applies.
East and north London
Hackney, Tower Hamlets, Newham, Islington and Barnet.
For small blocks and shared houses, clarify whether the enquiry concerns an individual dwelling or the whole building.
Central, west and south London
Westminster, Camden, Hounslow, Croydon and Wandsworth.
For managing agents and portfolios, include multiple postcodes and specify which records belong to each unit.
A London postcode is a starting point, not a service guarantee. We confirm coverage, scope and scheduling for the particular address. The City of London is administratively separate from the 32 boroughs; enquiries there can also be submitted for an availability check.
Landlord obligations: verify them before booking
Government guidance on electrical safety standards in rented property explains inspection and report duties in England. Official EPC guidance explains validity and certificates on sale or letting. Home Office fire safety guidance for blocks of flats explains shared-area responsibilities. Local licensing requirements must be checked with the relevant borough council.
We do not determine a property’s legal compliance status or issue council licences. The goal is a correctly described inspection request and an appropriately scoped quotation, avoiding duplicate work where existing valid documentation suffices.
Have one property—or twenty? Start with the postcodes.
Tell us what must be inspected, when it is needed and which reports already exist. A clear request makes it easier to establish availability, cost and the right next step.
Frequently asked questions about London property compliance
Can I request several certificates in one London enquiry?
Yes. Select the services you want to discuss and include the address of each property. We can review them together, but the inspections, competent professionals and reports remain separate.
Can multiple London properties be included in one quotation?
Yes. Specify the postcodes, property types and services required at each address, including who can arrange access. Availability and any multi-site scheduling are confirmed during quotation.
Are inspections available throughout all London boroughs?
The website accepts enquiries for London properties. An address in a particular borough is not a guarantee of an appointment; the requested service, postcode, access and availability must be checked before booking.
Do I need a new EPC or EICR for every new tenant?
Not automatically. For many applicable rented properties, a valid EPC may be reused during its validity period, and a satisfactory current electrical inspection report may not need repeating solely because the tenant changes. Check your property’s requirements and the existing reports before ordering.
Is a fire risk assessment required for a small block of flats?
The responsible person generally needs to assess relevant fire risks in common parts of a block of flats. Exactly what is covered depends on the building, shared areas and legal responsibilities. Describe the number of dwellings, entrances and prior reports.
Are you a borough council or a government licensing service?
No. Landlords Safety Certificate is a property compliance enquiry website operated by Primelinks Solutions Ltd. Housing licences are issued by the appropriate council; our enquiries concern inspections, surveys and certificates.
