HMO Property Compliance Enquiries

HMOs can involve several different inspection, licensing and management requirements. Use this page to organise an enquiry for a London HMO without assuming that one generic package satisfies every property or local-authority requirement.

Start with the property and licence context

Tell us the postcode, approximate property type, number of units or occupiers where relevant, whether the enquiry relates to an existing or proposed HMO, and whether a council or managing agent has requested particular documentation. Licensing conditions and local requirements can vary.

Services that may form part of an HMO enquiry

Shared areas and individual dwellings are not always the same scope

A managed common area may fall within a different regulatory or inspection context from an individual dwelling. Explain which parts of the property you control and what documentation has been requested so the quotation can be scoped properly.

Prepare one enquiry for the property

Include the council or managing agent’s document request, any inspection deadline and the dates of existing reports. Explain whether access is needed to individual rooms, communal spaces or both. This helps separate the work already documented from the services you still need to request.

Ask for each service to be itemised, with its inspection scope, documentation, exclusions and price. Confirm whether any remedial work or return visit is separate. See our guide to HMO fire safety and licensing duties in England and requesting multiple services together.

Avoid the “one certificate covers everything” assumption

Electrical, gas, energy, fire, water and asbestos matters are distinct. A licence condition may also require evidence in a particular form. The correct approach is to identify the property, the service needed and the relevant authority or management requirement, then confirm each scope before booking.
