Safety and inspection planning for Camden HMOs, shared homes and converted flats
A Camden shared house can raise different questions from a self-contained flat. Occupancy, number of households, communal escape routes and the building’s conversion history affect the licensing conversation and the scope of safety assessments.
One enquiry for multiple services. Scope, availability and price are confirmed before booking. Prefer to talk? Call 07506 892739.
Is the property a house share, bedsits, converted flats or a standard rental?
Explain the property’s occupancy, who manages it and why an assessment is being requested. Our team can then discuss which service enquiry is relevant; the website does not make a legal determination or promise attendance without confirming availability.
HMO licensing and safety evidence in Camden
Camden Council renewed its additional HMO licensing programme through December 2030. Its published guidance describes a licensable HMO as including certain shared housing arrangements with at least three occupiers in two or more households sharing amenities. There are detailed statutory definitions and exceptions, so check your exact building with the council.
For an HMO enquiry, explain access to shared kitchens, bathrooms and corridors, current fire precautions, existing EICR records and any prior fire risk assessment. For converted flats, distinguish the inspection of individual flats from responsibilities for shared areas. An EPC and gas safety check address different requirements and may also be relevant.
Which services can you request?
Fire-risk assessment enquiries
Agree the premises and communal areas covered by the inspection.
EICR and electrical remedial evidence
Specify circuits, consumer units and any previous unsatisfactory reports.
Water-system risk assessment
Provide the building use, water storage or distribution arrangements where known.
Other enquiries: Gas Safety, EPC, EICR, Fire Risk Assessment, Legionella Assessment and Asbestos Survey. Only order services applicable to your property.
Clarify the licensing position with Camden Council
Camden’s current HMO guidance covers shared houses, flat shares, bedsits, student homes and certain conversions. Do not infer that all three-flat blocks are HMOs; the legal test depends on occupation and building arrangements. Check the borough’s HMO guidance and licence checker before commissioning work as a licensing requirement.
Check the official source: Camden Council HMO licensing guidance. Local rules and designated areas can change; the council is responsible for licensing decisions.
What to prepare for an accurate Camden quotation
- Number of occupiers and households and whether facilities are shared.
- Plans or description of shared staircases, kitchens and escape routes.
- Existing reports, licensing correspondence and noted remedial works.
- Camden postcode and whether the building is converted, purpose built or mixed-use.
Clear details. A properly scoped next step.
Submit the property postcode and relevant reports or context. This is a quotation request—not a confirmed booking, council licence or certification guarantee.
Camden property compliance FAQs
Does a three-person Camden house share need HMO licensing?
It may, depending on whether occupiers form separate households, share facilities and meet the council’s scheme rules. Consult Camden Council’s current guidance.
Is a fire risk assessment a substitute for the HMO licence?
No. Assessment and licensing are distinct; a report can support compliance but does not grant a council licence.
Can I include electrical and water-system assessments in one request?
Yes. Tell us what you know about the building systems and who can provide access. Each assessment remains a separately scoped service.
