Newham Landlord Safety Certificates & Property Compliance

LICENSING DOCUMENTS • LETTING PREPARATION

A practical quotation route for Newham landlords preparing rental compliance paperwork

Newham Council’s rented-property licensing process asks landlords for specific property and certificate information. Instead of ordering inspections by guesswork, assemble existing records first and identify exactly which documents are missing or due for review.

One enquiry for multiple services. Scope, availability and price are confirmed before booking. Prefer to talk? Call 07506 892739.

Are you preparing for licensing, a new tenancy or an expiring report?

Explain the property’s occupancy, who manages it and why an assessment is being requested. Our team can then discuss which service enquiry is relevant; the website does not make a legal determination or promise attendance without confirming availability.

Put licensing paperwork in order without duplicating valid work

Newham’s licensing guidance lists relevant gas safety records, an EICR and an EPC among supporting documents. Check whether your existing EPC is still valid and whether an EICR needs renewal or follow-up work. A new tenancy by itself does not automatically require a new EICR while a qualifying current report remains valid and the installation is safe.

Where a landlord manages several properties, a spreadsheet or simple document register listing postcode, report date, required follow-up and access contact can make requesting multiple quotes easier. We do not issue council property licences and cannot confirm licence eligibility based solely on a completed certificate.

Use Newham Council’s licensing checklist as your starting point

The council’s application information identifies gas-safety documentation (where gas appliances are present), a current electrical installation condition report and an EPC as key information for rental-property licensing. Licensing schemes and the evidence required depend on the property, so consult the council’s current instructions before applying.

Check the official source: Newham Council rented-property licensing. Local rules and designated areas can change; the council is responsible for licensing decisions.

What to prepare for an accurate Newham quotation

  1. Newham postcode and whether the premises are a house, flat or HMO.
  2. Previous EPC rating and certificate date, if known.
  3. EICR findings and any proof of remedial work.
  4. Number and location of gas appliances, where applicable.

Clear details. A properly scoped next step.

Submit the property postcode and relevant reports or context. This is a quotation request—not a confirmed booking, council licence or certification guarantee.

Newham property compliance FAQs

Does Newham issue the property licence when I book a certificate?

No. A certificate or inspection is distinct from a property licence issued through the council’s own application process.

Should I buy another EPC before checking the existing register?

Not necessarily. First check if a valid EPC already exists and whether an assessment is actually required for your circumstances.

Can I request EICR, EPC and gas safety for a small portfolio?

Yes. Provide the number of addresses and the services required for each. Appointment availability and separate quotation scopes will be confirmed.
